SENASA has put up for public auction the airfield of Ocaña (Spain) with a minimum bid of € 1,060,000. The sale will be available through Escrapalia, the company awarded with the tender for the marketing and management of the auction.

It has a cadastral area of 379,266 square metres, 74,249 of them built (2.5%), although its potential for development is 5%. It has two crossed runways of 1,280 and 700 metres, the first one partially asphalted (the 20 metres in the middle), and a 23,400 square metre aircraft parking apron. The infrastructure is designed for the operation of aircraft between 15 and 24 metres in size and wingspan. Its airspace has “protected” conditions for the operation of sport aviation and general activities.

The airfield, which is restricted for public, uncontrolled use, can be used for activities related to the aeronautical and innovation industries, such as general and sport aviation, gliding, UAS (drones), aerial work, construction and manufacturing of aeronautical material and R&D projects in mobility or energy efficiency. It is also a suitable facility for the filming and audio-visual production of commercials and movies or for holding events, as well as a logistics, real estate or leisure centre due to its proximity to Madrid.

Warehouses, classrooms, offices and five hangars

The aeronautical infrastructure, 60 km from Madrid (Spain), has two hangars of 1,600 square meters each, with a main hall, office and toilets. A hangar of 1,871 square metres with two floors: a ground floor for aircraft maintenance, workshops, storage areas and changing rooms, and an upper floor with training rooms and offices.

It also has a 380 square metre auxiliary hangar for storage; a 400 square metre fibre and paint shop; a 300 square metre hangar, currently used for the ULM school; a storage building; a transformer substation; a fuel facility and a meteorological station. It also has a paved access road and parking areas.

In addition, an external company owns a 500 square metre hangar used for a parachuting school.

Students Residence

It has a 3,419 square metre building, which is accessed by a paved road, used as a student’s residence, with three floors and 43 rooms, classrooms, offices, a bar and a restaurant, as well as a 3,000 square metre rest area with a swimming pool, a playground and gardens. The dorm room area of the student’s residence is out of use.

Sales process: two phases

Bids may be submitted in sealed envelopes from November 29, 2021 through February 4, 2022. The opening ceremony will be held on February 10, 2022, and can be followed via streaming. Afterwards, an online auction will be held on the same Escrapalia portal among the three highest bids from February 14 to 17, 2022.

The minimum bid in order to participate is €1,060,000 and a security deposit of 5% of the minimum bid, i.e. €53,000, must be made and will be returned at the end of the auction to guarantee a commitment to purchase.

This auction is open to all types of investors, companies and individuals, both national and international.
